OUR Thoughts on Broad Leaf Villas, 154 Taylors Rd, Burnt Pine
Broad Leaf Villas is a real Norfolk Island gem. The property self-rates as 4-star self-catering, so if you’re looking for a holiday venue with the option of cooking some meals (or simply getting your own breakfast each day), Broad Leaf is one to consider.
On Norfolk Island, there is a simple rule of thumb for accommodation, you have the choice of being close to town (Burnt Pine) with no sea view (or perhaps a small, distant peep of the sea), or further out from the town, where sea views are normal. To walk from Broad Leaf Villas into Burnt Pine takes approximately 9-minutes – we know, as we walked it! The outlook from your individual villa is of a sub-tropical garden with a view down the valley; it’s a lovely, relaxing outlook.
Each individual villa is well set out with a full kitchen, an open-plan living room and a nice deck facing the garden. It’s a pleasant surprise to find a Weber Q BBQ on your deck. Superior Vilas have a separate bedroom and the Deluxe Two Bedroom Villa has 2 ensuite bedrooms plus a living room/kitchen.
As well as having good access to town, Broad Leaf Villas is very handily located to Hilli’s Café and Restaurant, the Cyclorama and Governors Lodge. It’s almost normal that every visitor to Norfolk Island includes a hire car for the duration of their stay as Norfolk Island lends itself to the convenience of being able to jump into a car at any time to visit (or revisit) the many attractions, restaurants etc around the island. At Broad Leaf Vilas, we offer the option of either including a car or, for the more agile travellers, forgoing the car and using the complimentary bicycles to get around – we’re happy to quote both options.

Your Accommodation Options
Two options are offered: 4 Superior Villas and 1 Deluxe Villa.
Superior Villas are all 1 Bedroom Villas, while the fully refurbished Deluxe Villa offers 2 ensuite bedrooms.
Room Categories (In ascending order of tariff)
Superior Villas:
Refurbished to a 4-Star standard, Superior Villas are 53m2 in area and offer a separate bedroom, a separate lounge/living room and a well-equipped kitchen.
An ensuite bathroom with walk-in shower.
Maximum Occupancy: 2 Adults
Existing Bedding: 1 King Bed which may be split into 2 Single Beds
Additional Bedding: A cot for a baby (aged under 2 years) may be added.
The Deluxe Villa:
The 91m2 Deluxe Villa offers 2 separate bedrooms (each with ensuite bathroom), a separate lounge/living room and a well-equipped kitchen.
Ensuite bathrooms have a walk-in shower.
Maximum Occupancy: 5 guests
Existing Bedding: 1 King Bed in each bedroom which may be split into 2 Single Beds
Additional Bedding: A cot for a baby (aged under 2 years) may be added.
In addition to the normal inclusions and facilities at Broad Leaf Villas, the Deluxe Villa has: A coffee machine, Two ensuite bathrooms, private courtyards, a private car park and entrance, private laundry facilities and a business desk.
Getting to and from Broad Leaf Villas
Return airport transfers are included in the tariff at Broad Leaf Villas. The property is very handily located to Burnt Pine – only a 9-minute walk away and you are in the middle of the town with its sports clubs, cafés, shops and the supermarket. We recommend you take the “car-included” option, as having your own car available whenever you want to go out, really adds to the Norfolk Island holiday experience.
Kids Policy
Children are welcome year-round. Cots, high chairs and baby seats are available.
First Child Stays Free
1 child aged up to 17 years stays free when sharing with adults and utilising existing bedding, this includes a cot for an infant aged under 2 years.
There is a small charge for an additional child or infant.

Resort Cancellation Policy
All cancellations must be made in writing
Cancellations made between 16 and 30 days prior to
scheduled arrival incur a cancellation fee equal to
the 50% of the total cost of services booked.
Cancellations made within 16 Days of scheduled
arrival incur a cancellation fee equal to 100% of
cost of the services booked.
No Shows or days not used due to delayed arrival or
premature departure:
No refund will be given for unused arrangements.
Special Resort Cancellation Policy for bookings
held which include a stay on:

or over any special Island Events:
Cancellations made between 31 and 90 days prior to
scheduled arrival incur a cancellation fee equal to
the 50% of the total cost of services booked.
Cancellations made within 31 Days of scheduled
arrival incur a cancellation fee equal to 100% of
cost of the services booked.
