OUR Thoughts on Royal Sea Cliff Kona by Outrigger, Alii Drive, Kailua-Kona, Hawaii.
Located on seven acres of prime oceanfront land one mile south of the town of Kailua-Kona the landmark property, Royal Sea Cliff Kona by Outrigger, is a multi-level complex of striking architecture that descends toward the coast to afford dramatic views. The seven-level property consists of spacious studios, one-, two- and three-bedroom suites. Each deluxe unit includes a complete kitchen, washer/dryer, air conditioning, lanai and other in-room amenities. The property has two oceanfront pools and a hot tub as well as a landscaped central atrium with water features culminating at a waterfall near the ocean side. On-site recreational amenities include two pools, hot tub, barbeque grills, a tennis court, pickle ball activity desk, free parking and security.

Minimum Stay Policy:
Kindly note there is a minimum 2 night stay required at Royal Sea Cliff Kona by Outrigger year-round with the excepton of stays 22 to 31 December when the minimum stay requirement is 4 nights.
Your Accommodation Options
The buildings which are tiered to provide maximum views run from Alii Drive through to the cliff face. There is a total of 154 units, approximately a third of which are managed by Outrigger. Royal Sea Cliff by Outrigger is well named as the front of the property, on which the 2 swimming pools are located, is almost right on the edge of the sea cliff.
Ocean View
Ocean View Condos are located a little further back from the cliff face though still offering impressive views out over the ocean. The 1 Bedroom Ocean View Condos are found on floors 1 through 6 and the 2 Bedroom Ocean View Condos are on the top (7th) floor.
Garden View
Garden View 1 and 2 Bedroom Condos are found on floors 1 to 6 and either face outward to the tropical gardens or inward to the central courtyard garden areas.
All accommodation is air-conditioned as well as having a ceiling fan. All units have a full kitchen with an oven and hob, microwave oven, sink, toaster, cooking utensils and tableware. The fridge is a combination fridge/freezer. A clothes washer/dryer is standard in all units as is an iron and ironing board, hair dryer and coffeemaker.
Bathrooms have a combo bath/shower.

Good, big condos, 79 to 86m2 in size with a separate bedroom and separate living/kitchen area and a comfortable furnished balcony.

The size of a small house at 102 to 121m2, Two Bedroom Condos have Two bedrooms, 2 bathrooms and a big living room with kitchen and terrific furnished balcony.
Maximum Occupancy: 6 guests
Existing Bedding: 1 King Bed or 2 Single Beds in one bedroom, 1 Queen Bed in the second bedroom and a double fold-out Sofa Bed in the lounge.
Additional Bedding: Rollaway Beds (Air-Beds)/Cots can be added (Subject to maximum occupancy policy)
Getting To and From Royal Sea Cliff Kona by Outrigger
Appropriate airport transfers will be arranged as required/agreed between arrival/departure Airport and Outrigger Royal Sea Cliff on Hawaii “The Big Island”. Keahole Airport is the closest “Big Island” airport to Kailua-Kona and the Outrigger Royal Sea Cliff. Flight time between Honolulu and Kailua-Kona is only 43 minutes and there are up to 20 flights each day on Hawaiian Airlines.
The Keauhou-Kona Trolley runs a circle service every 2 hours which takes in not only the historic town but many of the larger town shopping centres and major stores such as Walmart and the Keauhou Shopping Centre.

Children 17 years of age and under are complimentary if accommodated in existing bedding, sharing with at least 1 paying adult.
Check-in/Check Out
The hotel advise that they will do all possible to accommodate guests arriving prior to 3:00pm but can only guarantee accommodation will be available immediately on arrival if accommodation has been booked and paid from the night prior to arrival.
